2022 Study Shows Homes Listed on the MLS with an Agent Sell Faster and for $45,471 more
As the market shifts in favor of buyers in most areas, many sellers begin to think they can save money by selling their home themselves. On the surface, this makes sense, but a new study released in August 2022 reveals this is not the case. In fact, homes listed on the MLS with an agent sell faster and for $45,471 more. Enough to pay for an agent’s commission, and then some. In addition, about 80% of FSBOs give up and higher an agent leaving them frustrated with the wasted time and effort.
Other things to take into consideration when thinking of going the For-sale-by owner route:
- How flexible is your schedule? Can you be available when buyers want to see your home?
- How will you get the word out? Yard signs and newspapers have limited reach as does Facebook. You need the most exposure possible to sell your home for the most money.
- How will you separate the curiosity seekers from the serious buyers?
Before you or someone you know starts down the path of trying to sell on your own, speak to an experienced agent who can clearly define the complexities involved. Having a conversation about all the moving parts involved in selling, the market in lower Westchester and the Pros and Cons of tackling the sale on your own will go a long way to making sure you are prepared. Once you have all the facts you can decide if trying to sell on your own makes sense.
