I have been there, so I know that buying and selling at the same time stressful and at times overwhelming. If you decide to move forward with selling your home and moving up, I know this series will help you feel more confident about the process.
Here’s a quick break down of everything you’ll learn in this weekly guide over the next five weeks:
Week 1: Should I Stay or Should I Go? — The Clash said it best in their hit song, ‘Should I Stay Or Should I Go’ and now you wondering if your home still works and whether moving now is right for you.
Your life has changed, the kids have grown and either you waved your last child off to college or are ready to send your oldest to their first day of school. You have a new job and the commute has changed, or your home now feels crowded rather than cozy.
There are a lot of things to consider when making the decision to move. There is a financial aspect, the costs of selling a home, of buying a new home and then the cost of moving. There is also the emotional aspect of moving. You need to consider all of this when deciding to move.
Week 2: What Move-Up Buyers Must Ask Themselves FIRST Before You Think About Going Anywhere — If you decide moving now is the right decision, you need to really focus on what you need or want in your new home and if your budget matches those wants and needs. You need to be even more focused this time around as you don’t want to find yourself needing to move again anytime soon. Take some time to check out open houses and make sure you have the answer to TWO important questions BEFORE you start the process.
Week 3: The Big Move-Up Buyer Question: How Do You Buy and Sell at the Same Time? – There are two parts to this challenge the financial questions as well as the logistics of selling your current home. First you must prep your current home and keep it ready to show buyers. At the same time, you must determine how you are going to finance your new home and start looking for that house. If either step is not done properly, you could wind up stressed, not where you want to be or even not moving at all. My third article explains the steps necessary to keep your stress levels down and both processes moving smoothly.
Week 4: Successful Strategies For You To Sell First, Then Buy – You may need to sell your current home before you buy your next one. You may need to be in contract on your current home to qualify for a mortgage on your new home. Don’t sweat it, this is common! I have specific strategies that address this scenario, help you get the most out of your current home, so you are ready to look for the perfect home once you are in contract. If you follow these steps, you will be able to keep your balance and navigate both processes seamlessly.
Week 5: Successful Strategies For You To Buy First, Then Sell— If you are planning to buy your new home first and then sell your current home, this is the article for you.
If your lender will approve you to buy a new home without having to sell your current home, this may be the best approach for you. I’ll help you understand what you need to know so you don’t wind up with two homes for longer than you would like. Unless of course you are planning to rent your current home once you move, but that’s a different conversation. With a little planning we can get you into your new home and sell your current home, so you don’t have two mortgages for longer than is comfortable for you.
The key to successfully buying and selling at the same time is planning. The earlier you start planning, well before you start looking or listing your home the more prepared you will be, and the smoother things will go. So don’t miss any of these articles as you contemplate your decision to move, or not.
Of course, I’d love to help you through the process, starting with the planning Email me anytime along the way and I’d be happy to meet with you to discuss your situation and answer any questions you have.
From there, we’ll put together a step-by-step plan and timing to make sure you get the most out of your current home and make sure you get the new home you really want. It all starts with an initial meeting between us to clarify your situation. It’s never too early to reach out with questions. Even if you are a year away it’s not too soon to reach out with questions so we can start planning and strategizing. If you are less than a year away from making a move, be sure to reach out! I can’t wait to hear from you. In the meantime, I know these articles will help prepare you to move forward.
